비씨주 부동산 거래량 반등하는 가운데 매물 재고량은 20년 최저수준


 

비씨주 부동산협회 BCREA에 따르면 지난 4월 MLS 서비스를 통한 비씨주 주거용 부동산 거래량은 모두 9,865건으로 지난해 같은 기간보다 약 24% 하락했다. 총거래 금액은 71억 9천만 달러로 25% 감소했다. 비씨주 주거용 부동산 평균 가격은 $728,955 이며 전년대비 2% 가 내렸다. 봄부터 급격히 증가한 소비자 수요는 가격과 거래량을 모두 반등 상승하는 모습으로 바꾸었다. 계절적 요인을 감안한 년말까지 총거래량은 106,000 건으로 거래량은 점차 늘고있다. 

      

전월의 매물 공급량은 지난해 4월보다 17%가 감소했다. 매물 재고량은 2012년부터 계속 줄어들어 지난달까지 약 50% 감소했다. 이러한 재고량은 지난 20년간 가장 낮은 수준이다. 수요와 공급의 불균형은 모든 지역에서 가격상승으로 이어지고 있다. 이러한 결과로 서민들의 입장에서는 집장만하기가 점차 어려워지고 있는 실정이다. 올해 1월부터 4월까지 비씨주 주거용 부동산 년간 총거래금액은 213억달러로 전년대비 32% 정도가 감소했고 거래량은 30,757건으로 25% 감소했다. 평균금액은 $692,220으로 9.2% 가 내렸다.

지난 4월의 메트로밴쿠버 주거용 부동산시장은 '아파트와 타운하우스의 수요가 폭등한 한달이었다'라고 정의할 수 있다.
 
 
거래된 총물량은 3,550 건이 약간 넘는데 지난해 보다는 26% 정도 하락했고 지난달 3월에 비교하면 유사한 수량이었으나 약한 모습을 보였다. 1분기동안 멀티패밀리 형태의 아파트나 타운하우스가 매우 활발한 거래를 유지하며 총거래량의 68%이상을 점했다. 지난해에 단독주택의 거래가 많았던 것과는 대조적인 모습이었다. 시장은 여전히 구매자 수요는 많아 거래가 증가할 시장 잠재력은 있으나 공급이 부족하여 거래량이 제한하고 있는 실정이다.   
 
 
지난 4월 한달간 시장에 공급된 물량은 4,900 개 정도이었는데 지난해 4월의 수량 약 6,130개에 비교하면 20% 감소했다. 4월말 현재 MLS 시스템에 올라와 있는 매물 총량은 7,800개 정도로 전년도와 유사한 수준을 보였다. 
 
 
리스팅 매물량 대비 판매량 비율은 45.5%로 전월보다 약간 떨어졌으나 여전히 매도자가 매수자보다 크게 유리한 시장 즉, '셀러시장'을 이어가고 있다. 지난 칼럼에서 설명한 바와 같이 이 비율이 20% 이상이면 가격상승을 압박하고 12% 이하이면 가격하락을 부추긴다. 주거용부동산 종류별로는 단독주택이 26%, 타운하우스가 58%정도, 아파트가 82%가 넘는다. 이러한 추세라면 가격은 계속적으로 상승할 것으로 예상한다. 
 
 
주택지수 기준으로 메트로밴쿠버의 종합 주택가격은 3개월전에 비하면 5% 올랐고 전년도에 비하면 11.4% 가 증가했다. 지난 3개월간 주거 종류별로 구분하면 아파트가 8.2%, 타운하우스가 5.3%, 그리고 단독주택이 2.8%로 각각 올랐다.  
 
 
최근 3개월간 아파트 가격이 많이 오른 지역으로는 코퀴틀람 10.1%, 포트코퀴틀람 8.9%, 리치몬드 9.0%, 밴쿠버이스트 9.5% 등이다. 타운하우스가 많이 오른 지역으로는 버나비노스 7.9%, 코퀴틀람 9.9%, 뉴웨스트민스터 7.7%, 포트무디 6.8% 등이다. 단독주택이 많이 오른 지역으로는 버나비이스트 4.3%, 코퀴틀람 7.2%, 포트코퀴틀람 9.9% 등이다.
