비씨주 부동산 계속적인 기록경신

비씨주는 지난 4월 MLS (Multiple Listing Services) 를 통해 12,969건의 주거용부동산이 거래되어 전년도에 비해 30.3% 가 상승하는 기록을 보였다고 British Columbia Real Estate Association (BCREA) 는 말했다. 또한 4월에는 지난 3월 거래량 12,560 건의 기록을 경신했다. 4월 거래금액은96억 4천만 달러로 전년도보다 63% 높았다. 비씨주의 주거용부동산 평균가격은 $743,640로17.2%가 올랐다.

 

주택에 대한 수요는 비씨주 남쪽에서 유난히 강한 모습을 보였다. 특히 밴쿠버아일랜드, 프레이져밸리, 톰슨, 오카나간 지역의 소비자 거래가 활발했다. 강한 고용증가가 소비자 신뢰와 의욕을 끌어올렸다. 비씨주에서는 4월까지 4개월간 78,000명의 새로운 일자리가 생겼다. 이것은 전년도 동기대비 3.5%나 고용이 증가한 셈이다. 

 

2016년 4월까지 주거용 부동산 총거래 금액은 312억 달러로 전년도에 비해 64.3% 상승했으며 거래량은 28,028개로 36.2%가 많았고 평균가격은 $761,860로 20.6% 증가했다. 끝.

밴쿠버 부동산 동향 - 최근 3개월

다소 조정을 보일것 같았던 밴쿠버 부동산시장은 4월 들어서도 가격과 거래량 면에서 계속적인 상승세를 보였다.  셀러들은 보다 높은 가격을 받으려고 경쟁 오퍼를 유도하는 전략으로 이어지고 바이어들은 재고량 부족으로 여전히 적절한 주택을 매입하는데 어려움을 겪고 있다.   
 
프레이져 강북을 중심으로 하는 메트로밴쿠버 지역은 지난 1년간 25% 이상 가격이 올랐고 프레이져 강남을 중심으로 하는 프레이져밸리 지역은 30% 에 근접하는 강력한 가격 상승을 보였다. 밴쿠버의 부동산은 향후 2018년까지도 가격이 오를것이라는 센트럴원의 보고서가 지난달 발표되었다. 이는 '부동산 가격이 이미 꼭지점이 아닐까' 우려하는 소비자들의 걱정을 다소 누그러 뜨린것으로 추측한다. 센트럴원에 따르면 밴쿠버와 밴쿠버아일랜드 지역의 높은 주택수요는 비씨주 전체 부동산 가격을 리드하는 성장동력이 될 것으로 내다 보았다.    
 
지난 3개월간 메트로밴쿠버지역 과 프레이져 밸리지역의 부동산가격은 9-11% 나 상승했다. 거래량도 최고치를 경신하고 있다.  
 
단독주택은 프레이져 강북을 중심으로 하는 메트로밴쿠버지역이 3개월만에 평균 10.2% 올랐고 강남을 중심으로 하는 프레이져밸리 지역은 평균 12.7% 올랐다. 평균 이상으로 오른 지역으로는 버나비노쓰 10.9%, 버나비사우스 13.4%, 코퀴틀람 10.5%, 메이플릿지 12.2%, 뉴웨스트민스터 10.5%, 포트코퀴틀람 11.7%, 포트무디 10.6%, 리치몬드 13.6%, 웨스트밴쿠버 10.1%, 노스써리 13.1%, 클로버데일 13.6%, 화이트락 13.6%, 아보츠포드 12.8%, 미션 16.8% 등이다.
 
타운하우스는 메트로밴쿠버 지역이 9.6% 프레이져밸리 지역이 8.2% 상승했다. 평균이상으로 오른 지역으로는 버나비이스트 10.7%, 코퀴틀람 12.4%, 뉴웨스트민스터 12.2%, 포트코퀴틀람 13.4%, 리치몬드 10.2%, 써리 8.6%, 클로버데일 11.6%, 랭리 8.8%, 미션 8.9% 등이다. 
 
아파트는 강북지역이 7.1% 강남지역이 6.9% 상승했다. 가격이 두드러진 지역으로는 버나비이스트 9.7%, 버나비노쓰 10%, 메이플릿지 9%, 피트메도우 8.7%, 포트무디 10.1%, 밴쿠버웨스트 9.6%, 웨스트밴쿠버 11.4%, 노스써리 8%, 클로버데일 9.2%, 화이트락 8% 등이다. 
 
지난 4월의 시장 특징은 단독주택은 물론 타운하우스와 아파트까지 가격이 급격히 올랐다. 단독주택은 비교적 가격이 저렴한 외곽지역의 매물을 매입하려는 바이어로 인해 도심밖의 거래량과 가격이 올랐다. 그러나 도심지역을 떠날수 없는 입장의 바이어들은 가격부담이 높은 단독주택보다는 비교적 예산에 적합한 큰 평수의 타운하우스나 아파트를 매입하는 경향이 늘었다. 끝.
